This is a key question—because inventory (the number of homes for sale) directly impacts pricing, competition, and negotiation power for both buyers and sellers.

Current Snapshot (2026 Market)

Recent data shows that housing inventory is rising—but still relatively tight compared to historical norms:

  • Around 1.29 million homes currently for sale in the U.S.

  • That equals about a 3.8-month supply of inventory

  • Inventory is up ~4–8% year-over-year, giving buyers slightly more options

What Does “Months of Supply” Mean?

This metric tells you how long it would take to sell all current homes at the current pace of sales.

  • Under 4 months → Seller’s market

  • 4–6 months → Balanced market

  • Over 6 months → Buyer’s market

At 3.8 months, we’re still technically in a seller-leaning market, but much closer to balanced than in recent years.

Is Inventory Still Low?

Yes—but improving.

  • Inventory remains below pre-pandemic levels (historically closer to 1.5–1.6 million homes)

  • However, supply has been steadily increasing for over a year, signaling a shift
