The construction thing

 

 

I have a B.S. in Construction Science & Management with a business minor from Kansas State, and I worked as a project manager for a mechanical contractor before real estate.

 

Here's why that matters when you're buying a house in Manhattan.

 

A lot of this town's housing stock was built between 1955 and 1985. Those houses have predictable problems — and I mean predictable. Original cast iron or galvanized supply lines. Panels that won't pass an insurance inspection. Foundation movement in the expansive clay soils out here. Roofs on their third layer. Additions that got built without permits and without accounting for load.

 

Most agents walk a house and tell you the kitchen's dated. I walk it and tell you the panel needs replaced, the roof has maybe four years left, and that wall you want to open up is carrying the roof — and roughly what all of that costs.

 

That changes how you negotiate. Sometimes it changes whether you buy at all.
